What is a VA loan and who qualifies?
A VA loan is a mortgage benefit guaranteed by the VA for eligible veterans, active duty service members, and surviving spouses. Most service members with 90+ consecutive days of active duty (or 6 years in the Reserves/Guard) qualify. Key benefits: no down payment, no PMI, and competitive interest rates.
Can I use a VA loan more than once?
Yes â VA entitlement is reusable. Once you sell the home and pay off the VA loan, your full entitlement is restored. You can also have two VA loans simultaneously in situations like a PCS move to a new duty station.
What is the VA loan funding fee?
The VA funding fee sustains the VA loan program. For first-time use with no down payment, it's 2.15% of the loan amount (2024). It can be rolled into the loan. Veterans with 10%+ VA disability rating are exempt from this fee.
How does a PCS move affect my home buying timeline?
PCS orders typically give 30â60 days to report â making timing critical. VA loans can close in 30â45 days with an experienced VA lender. Getting pre-approved before orders drop lets you move immediately. Many use BAH to offset mortgage costs at the new duty station.
Do I need a down payment for a VA loan?
In most cases, no down payment is required up to the conforming loan limit. For loans above that limit, a small down payment may apply. This zero-down benefit is one of the most significant financial advantages of military service.
